Make a list of the things that need to be done
The first step in making things easier is knowing exactly what you need to do. Start off with making a list of everything that your job entails and everything that needs to be done to keep the building in good order. From ducted evaporative cooling repairs to simple things like sweeping the hallways, make a list of everything. Once you have this list start dividing the tasks according to their frequency. For example, sweeping and cleaning is something that needs to be done daily but cleaning the windows is something that you might only have to do once a month.

Find people to do it for you
Once you know what you have to do find the people to do it. As a manager, you only have to manage things and finding the right people to do it will make life much easier. Whether it be a cleaning company, somewhere to get ducted heating replacement or a place to find security officers do some research and find good people to work with. Before you start working with them make sure you talk over the terms and conditions.

Regular inspection
Even though you can somewhat automate the way things work you still need to keep an eye out for anything that can go wrong. Regular inspection of your building is important to make sure that everything is done well and there’s nothing that is out of place. If you find something that is not supposed to be there whether it’s something as simple as a bulb that doesn’t work or something more complicated like an unsafe stairway gets to fixing it as soon as you can.

Build a good relationship with the tenants
Make sure you are an approachable person to the people staying in your building. Being able to work with your tenants can make things much easier.
